Reservation and contact

When you have decided your dates and we have confirmed availability a booking form will be sent or emailed to you for completion and return to us. This should be completed in full and then returned by you to us. You will be deemed to have signed the form when we receive by it by email. We will confirm receipt of the form by email and confirm your booking by post. Before sending us the completed booking form please ensure that you read and fully understand the terms and conditions.
As all bookings for any holiday etc we have to have terms and conditions relating to your booking, so listed below are the ours, which we advise you to read carefully. You will need to confirm that you have read and accept these terms and conditions on the booking form
  • The property is made available for the period booked and confirmed and the renter will have no legal residency rights at the end of the rental period
  • A reservation form will be sent by post or email for the renter to complete and return with the relevant deposit. Confirmation will then be sent by us of the reservation.
  • Reservations may be made by email.
  • We reserve the right to terminate a rental at any time during the stay if there is evidence of severe damage, disruption or disturbance to neighbouring properties
  • A deposit of 50% of the rental is payable on reservation. Payment is in euros and can be by cheque, bank transfer, cash or travellers cheques.
  • No reservation can be confirmed without receiving the deposit.
  • The deposit is non refundable. If you wish to amend your booking we will try to accomodate this whenever possible. There will be a fee of 50euros for each amendment.
  • Final payment is due 8 weeks prior to your arrival.
  • A refundable secutity deposit of 300 euros is payable and should be paid with the final balance.
  • On departure an inventory check will be carried out, any loss, damages or breakages of property during your stay will be charged at the rate of replacement of item or cost of repair and deducted from the security deposit. If no deductions are made the security deposit will be refunded in full within 14 days.
  • If significant damage has occured and is more than the security deposit then you will be required to pay the additional monies prior to departure.
  • One set of keys will be provided by us, any loss of keys will be your responsibility and any associated cost in key and lock replacement will be at your expense.
  • Access arrangements and all information relating to the property will be sent by email normally 14 days prior to arrival.
  • There is a NO SMOKING policy inside and out in at the property and you agree to abide by this. If this is not respected and remedial measures are required to deal with the effects of smoking this will be charged at a minimum of 250 euros
  • You agree to leave the property clean, tidy and in good order on departure.
  • One set of bed linen per bed and 2 towels per person are provided. Cleaning for stays of more than 7 days will be done with a change of linen and towels every 7 days or subject to other arrangements agreed.
  • Parents hold full responsibilty for the well being of their children, both within the property and surrounding gardens
  • We are sorry that we are unable to accept children under the age of 12 years old
  • The property will be available from 5pm on the day of arrival and should be vacated by 10am on the date of departure unless otherwise agreed in advance
  • We are sorry but we are not able to accept pets of any kind.
  • As the renter you are responsible for any accidents or incidents that may occur in the property and you should hold sufficient insurance and medical cover for this.
  • We cannot be held responsible for any loss or damage to your personal items during your stay and these are kept at the property entirely at your own risk
  • You are responsible for the security of the property during your rental period and you should ensure that all precautions are taken to protect the property, the contents and your personal property, by locking and closing doors and windows when you are not present in the property, complying with insurance requirements. You should hold travel insurance to cover against loss of items and for medical needs.
  • Cancellation charges are as follows:
  • > than 8 weeks prior to arrival - Loss of deposit.< 8 weeks but > than 4 weeks - Loss of deposit + 25%. Within 4 weeks loss of 100%
  • All cancellations must be made to us in writing by email and the date of receipt of the email will be used to calculate the cancellation fee.
  • We accept no liability for vehicles, bikes etc left in the grounds of the property, this is at your risk.
  • We reserve the right to cancel the reservation should unforseen circumstances beyond our control render the property unavailable. A full refund will be made in these exceptional circumstances.
